Andorra Apartment Prices Surge 8.2% to €4,547/m² in 2025

Property prices in Andorra rose sharply in 2025, with apartments reaching an average of €4,547.3 per square metre, up 8.2% from €4,201.3 the previous year.
The Department of Statistics released the figures on Monday, showing a 346 euro increase per square metre over the year. This continues a strong upward trend, with apartment prices nearly doubling since 2020, when they stood at €2,369.2 per square metre.
Sales activity expanded significantly, with 2,004 apartment transactions recorded in 2025—a 45.9% jump from 1,374 in 2024. Overall property sales also surged past 2,000 deals, up 44.3%. Other categories saw gains too: parking spaces rose 46.6%, commercial premises 11.8%, and single-family homes 30.5%.
Prices varied widely by parish. Escaldes-Engordany remained the priciest at €6,117 per square metre for apartments, a 15.8% increase. Sant Julià de Lòria saw the steepest rise at 32%, hitting €3,335. Encamp offered the lowest rates, at €3,242—still up 3.8% from 2024. Andorra la Vella bucked the trend, dropping 3.5% to €4,888.9.
For all housing types—including apartments, single-family homes and buildings—the national average fell 6% to €3,404.6 per square metre from €3,620 at the end of 2024.
Transaction volumes were highest in Escaldes-Engordany, accounting for 29% of the total (1,863 deals), followed by Canillo at 20.3% (1,296). Sant Julià de Lòria had the fewest, at 5.9% (376).
Among 4,231 buyers, Spaniards led with 1,504 purchases (35.5%), followed by Andorrans at 1,178 (27.8%). Individuals aged 30-59 dominated, making up 64% of deals.
