Andorra Apartment Prices Dip in Q1 2026 as Homes Surge, Transactions Fall
Single-family homes and buildings saw sharp price rises in Andorra's Q1 2026, offsetting apartment moderation. Transactions declined amid fewer sales across categories, though 12-month totals grew and housing surface area increased 10.4%.

Property prices for apartments in Andorra moderated slightly in the first quarter of 2026 compared to the previous quarter, while prices for single-family homes and entire buildings rose sharply. Official statistics released on Thursday show the average price per square metre for apartments at €4,415.9, down from €4,547.3 in the last quarter of 2025 but up 3% or €126.9 from the first quarter of 2025.
Across all built properties—including apartments, single-family homes and buildings—the average reached €4,661.7 per square metre, a jump of €455.1 from €4,205.6 in late 2025 and up 11% or €461.8 from the first quarter of 2025.
Transaction numbers fell 3.7% year-on-year, from 511 to 492, though the 12-month rolling total rose 18.5% to 2,156. Sales of apartments, single-family homes and buildings dropped 9.1%, from 438 to 398. Overall properties transferred declined 12.9% to 1,132 from 1,300, with all categories affected. Land and parking spaces saw the steepest fall at 16.6% to 33.4%. The 12-month total for properties transferred increased 20.4%.
Total transaction value dropped 12.9% year-on-year to €320.3 million from €367.8 million, while transferred surface area fell 19% to 137,898 square metres from 170,143. Housing surface area bucked the trend with a 10.4% rise, as did commercial spaces and warehouses, which doubled.
Individual buyers, who dominate the market, cut purchases 7.5% to 898 from 971; 73.2% were residents (657) and 26.8% non-residents (241). Corporate purchases fell 29%, with 82.2% fully resident-owned firms, 10.3% majority-resident and 7.6% minority-resident.
Buyers aged 30-59 accounted for 65.2% of acquisitions. Under-29s rose from 68 to 98. French buyers dropped 17.5%; Andorrans and Spaniards led volumes. Men’s purchases fell 8.4%, women’s 3.9%. The 12-month transaction value rose 9.1%, but surface area fell 23%.
