Andorra Apartment Rents Dip Slightly to €3,165 in Q4 2025 as Sales Prices Surge

Apartment rental prices in Andorra averaged €3,165.47 per month in the fourth quarter of 2025, marking a slight 0.08% drop from €3,168.26 in the third quarter. This figure, drawn from 107 listings on Pisos.ad with an average size of 120.82 square metres, stayed above the €2,929.75 recorded in the first quarter. The median rent fell to €2,600 from €2,800 earlier in the year, while the price per square metre reached €26.20, up from €23.41 in Q1 but down from €27.76 in Q3—for an approximate 20% yearly rise.

Andorra la Vella topped parish averages at €3,853 across 41 listings averaging 136.34 square metres. Escaldes-Engordany followed with €3,363 for 26 units (122.65 square metres), Ordino at €2,685 (129.43 square metres, seven units), and La Massana at €2,528 (127.40 square metres, 15 units). Canillo averaged €2,322 (86.91 square metres, 11 units), Sant Julià de Lòria €1,800 (64 square metres, one unit), and Encamp €1,533 (52 square metres, six units). On value per square metre, Encamp led at €29.49, followed by Andorra la Vella (€28.26), Sant Julià de Lòria (€28.13), Escaldes-Engordany (€27.42), Canillo (€26.73), Ordino (€20.75), and La Massana (€19.85).

Apartment sales prices rose 6.16% to €951,181.87 on average across 650 listings of 127.77 square metres, up from €895,970.18 in Q3 and approaching €1 million. The median hit €760,000, with per-square-metre prices climbing 6% to €7,444.44 from €7,028.95—also reflecting about 20% annual growth. Ordino posted the highest averages above €1.6 million for apartments and €3.74 million for houses (206.88 square metres). Escaldes-Engordany reached €1.41 million for apartments with the top per-square-metre rate exceeding €9,341. Encamp had the lowest at €434,964.22, alongside Sant Julià de Lòria at €415,000.

House sales averaged €2,577,397.37, up 5.14% from €2,451,381.88 in Q3 based on 225 listings (477.88 square metres, €5,393.45 per square metre). House rentals, from just 12 units, climbed to €4,662.50 monthly from €4,359.06. Listings fell across categories: apartment rentals from 113 to 107, house sales from 257 to 225.

Pisos.ad maintained its 2025 free-listing programme for private rental owners, planning expansion in 2026 subject to compliance checks. The portal noted a sharp drop in overall apartment sales inventory to 650 units in Q4 2025 from 1,864 in Q3 2024, with prices per square metre up roughly 25% year-over-year to near €7,500.
