Two private developers plan a new luxury residential complex in Encamp on land at the start of the Carretera dels Cortals, bordering the Riu de les Pardines. The partial plan for the Nanta Alta developable unit, published on the commune’s website, foresees chalets, terraced houses or new multi-family dwellings of 250–350 m², with estimated prices of €1 million to €1.5 million per unit. That range is based on an assumed average sale price of €4,063.48 per m².
The urbanisation allows up to 25 private homes within 8,499.74 m² of buildable floor area, plus additional dwellings the commune could develop on a 1,015.63 m² parcel received through the mandatory 10% free land cession. The private land is divided into seven plots. Developers plan 75 parking spaces for residents, 50% more than required by Encamp’s POUP for a development of this type.
Provisional urbanisation expenses total €1,968,956.71 and will be apportioned between the two promoters according to the plots each receives. The plan anticipates that the commune will take formal reception of the urbanisation works in about one year, subject to final approval of the urbanisation project. The partial plan is currently on public display for 19 working days to allow for comments and objections via the commune’s procedures page.
The commune will also receive a 2,371.92 m² parcel for road infrastructure and a 26.26 m² parcel for technical services in addition to the 1,015.63 m² cession. Besides constructing the new access road and installing services, promoters must build a retaining wall to protect the plots against debris flows — downhill movements of a concrete-like mixture of rock, gravel, sand, silt, clay and water.
Although the project remains at an early stage — the partial reparcellation plan is still being processed and building permits must be obtained after urbanisation — it is already being marketed in presale on social media. An Instagram account named Mountain Resort Nanta Alta Andorra posted on 3 November promoting “the most prestigious chalet development in Andorra,” accompanied by computer-generated images and an invitation to reserve places on a presale list.
Construction and real estate activity in Encamp is vigorous. Less than a month ago Diari d’Andorra reported another luxury residential scheme in Vila that will bring 130 terraced houses to market at lower advertised prices of around €630,000–€740,000 depending on size and features.
