Andorra Property Deals Plunge 35% in Q2 2026 to 1,090

Andorra's real estate market cooled sharply, with deal volume across all categories declining amid fewer purchases by residents and non-residents. Despite lower volumes, residents boosted spending while apartment prices saw minimal gains.

Property transactions in Andorra dropped 35% in the second quarter of 2026 from the previous year, totaling 1,090 deals compared to 1,678 in Q2 2025, according to figures released by the Estadística department.

The data, covering April to June, show a slowdown across categories. Transactions involving apartments, single-family homes, and buildings fell nearly 30% to 412 from 588. Land and parking space sales declined from 728 to 436, while commercial premises and warehouses edged up slightly to 24 from 15.

Overall deal volume stood at 473, down 11.8% from 536 in the prior year's quarter. Total transaction value decreased 17.3% to €280.4 million from €339.2 million, with €195 million directed toward apartments.

Apartment prices rose modestly by 0.2% to €4,569.7 per square metre from €4,559.9 the year before. Including single-family homes and buildings, the average price across these categories increased 2.6% to €4,456.8 per square metre from €4,354.4.

Residents accounted for 628 purchases, or 77% of the total and a 20.6% year-on-year decline. Non-residents completed 184 deals, down 14.5%. Companies wholly owned by residents acquired 209 properties, a 46.1% drop, while those with majority resident ownership saw 17 transactions, down 83.3%, and minority-owned firms recorded 53, a 71% decrease.

In value terms, residents' spending climbed 8.9% to €171.5 million, while non-residents' fell 8.6% to €36.4 million. Andorran buyers increased outlays 27% to €60.5 million. Spanish purchases dropped 7.4% to €59.1 million, French by 19.2% to €24.8 million, and Portuguese by 45.4% to €3.1 million.

The figures point to a cooling real estate market, though apartment price growth has moderated sharply from prior years. Data remain subject to revision.
