Andorra's property market saw an 11.8% decline in transactions during Q2 2026 compared to the previous year

Real estate transactions in Andorra declined 11.8% in the second quarter of 2026 from the prior year, with non-resident individuals acquiring 184 properties—a 14.5% drop that left them with 31 fewer purchases than in Q2 2025.
Statistics Department figures show properties transferred fell 35% year-on-year across most categories, except commercial premises and warehouses, which increased 60%. Transaction values dropped 17.3% from Q2 2025 and 4.5% over the past 12 months. Transferred surface area contracted 10.6% annually and 26.6% over 12 months, with land and parking spaces down 7.7% and apartments, single-family homes and buildings down 18.4%.
Among individuals, the largest buyer group, purchases fell 19.3%, with residents accounting for 77.4% and non-residents 22.6%. Non-resident individuals' acquisitions totaled €36.4 million, down 8.6% from Q2 2025, though their 12-month total rose 8.3% to €180.3 million. Over the past year, non-resident purchases increased 4.7% to 965 units.
Corporate purchases plunged 58.6% to 279 properties. Companies with less than 50% resident ownership bought 53 properties, a 71% decline, while those with 50% or more resident stakes acquired 17, down 83.3%. Overall, 74.9% of corporate buyers were fully resident-owned, 6.1% had majority resident participation and 19% minority stakes.
Buyers aged 30-59 made up 64.4% of acquisitions. Declines hit all major nationalities, with Portuguese buyers down 54.7%. Men reduced purchases by 27.6% and women by 8.6%.
The average price per square metre for apartments rose slightly 0.2% year-on-year to €4,569.7, while 12-month transactions increased 5.1%.
