Andorra Publishes Rental Rates for 70 Affordable Apartments in Arinsal Ski-Park

The Andorran government has published rental rates for 70 affordable apartments in the Ribasol Ski-Park complex in Arinsal, located along the Comallempla road. The details appeared Wednesday in the Official Bulletin of the Principality of Andorra (BOPA) through a convention between the government and the National Housing Institute (INH). Base prices run from 298.05 euros to 725.68 euros monthly, calculated at a fixed 7.95 euros per square metre for units measuring 37 to 91 square metres. Average rents sit around 400 euros, or roughly 60 euros per square metre, with final amounts capped at 30% of tenants' income following allocation.

Among the apartments, 62 target standard affordable housing, while eight are allocated to the Ministry of Social Affairs for residential emergencies. These include four one-bedroom units and four two-bedroom units, each with a kitchen-dining area and bathroom. Sizes vary from 37.49 square metres (one bedroom, kitchen-dining, utility room) to 91.28 square metres (two double bedrooms, kitchen-dining, utility room, hallway). Their base rates align with the complex: from 298.84 euros for 37.59 square metres to 725.67 euros for 91.82 square metres. One-bedroom emergency units around 37-40 square metres start at 298-319 euros, while two-bedroom options from 72-75 square metres range from 574-593 euros. Stays are limited to three months, extendable once under specific conditions—up to public tender or private market rental deadlines—and potentially a second time for social vulnerability cases, subject to INH approval and a favourable Ministry report.

Block I has four floors with 32 units—13 studios, 12 one-bedrooms, and seven two-bedrooms—plus 16 storage rooms and a walkway gallery per floor. Block II spans five floors with 38 units—17 studios, two one-bedrooms, and 19 two-bedrooms—along with 34 storage rooms. Some units include associated storage at extra cost, from 16 to 38 euros monthly depending on size.

A basement parking area under Blocks I and II provides 31 spaces at 80 euros per month, prioritised for vehicle-owning tenants. Leftover spots go first to emergency housing users if needed, then to other Ribasol Ski-Park residents or Arinsal locals. The fee adjusts annually with the consumer price index. The site also features a storage facility, equipment space, four double parking spots (one oversized), and two adapted for accessibility. All base rates update yearly per the public affordable housing price regulations to remain viable for young people and low- to middle-income households.
