Andorra's residential rental market remains under severe pressure from a critically low supply, with just 117 apartments listed for rent nationwide in the second quarter, according to data from the Pisos.ad portal. This scarcity has kept average monthly rents at €2,832.74 for apartments, while houses command €6,605.26 for an average size of 337.58 square metres.

In stark contrast, the sales market shows far greater availability, with 796 apartments on offer. Average sale prices hover near €1 million, at €965,976.56 for apartments spanning 120.35 square metres on average, and €2,896,255.32 for houses.

Escaldes-Engordany dominates as the Principat's priciest parish in both segments. Apartments there rent for an average €3,798.75 monthly, with sales averaging €1,223,458.63. The parish also features among the highest per-square-metre values in sales, at €9,551.87.

The most expensive location per square metre is El Vilar, at €9,900.96, followed closely by Escaldes-Engordany, El Serrat (€9,198.11), and Escàs (€9,166.67). Central areas like Andorra la Vella (€7,855.12 per square metre) and Ordino (€7,849.77) follow, while Encamp and Sant Julià de Lòria offer the lowest prices. Encamp records the cheapest averages, with rents at €1,328.33 monthly and sales at €512,949.59. Sant Julià de Lòria sees rents averaging €1,650 and sales at €574,090.91.

The Pisos.ad report highlights this persistent imbalance, with rental supply stagnant despite some price moderation in recent quarters.
