Andorra Rental Prices Hit €3,050 Monthly Average in Q3 2026

Andorra's rental market surged to a quarterly average of over €3,000 per month, with stark parish variations from €3,319 in Andorra la Vella to €1,725 in Ordino. Sales hit records, led by luxury apartments and houses.

Rental prices in Andorra reached an average of €3,050.92 per month in the third quarter of 2026, according to Pisos.ad data covering listings from 1 July to 30 September. This represents a 7.7% increase from €2,832.74 in the previous quarter, with the median rent rising from €2,200 to €2,300 and prices per square metre climbing to €27.85/m² from €26.94/m². The analysis drew from 24 local agencies and noted just 87 rental properties listed—a 26% drop from 117 in the prior period and the lowest in six quarters.

Parish variations remained sharp. Andorra la Vella had the highest average at €3,319.57, with properties averaging 139.17 m² across 23 listings. La Massana followed closely at €3,300 (121.57 m² average) and Escaldes-Engordany at €3,215 (113.30 m²). Ordino posted the lowest monthly figure of €1,725, ahead of Encamp's €1,758.33. Canillo topped per-square-metre rents at €32.96/m² with the most listings (29), followed by Escaldes-Engordany (€28.38/m², 20 listings) and La Massana (€27.14/m², seven listings). Ordino lagged at €23.31/m² with only two properties.

Canillo had the largest rental supply, while house rentals were scarce at 10 listings, averaging €6,620 monthly with a €7,000 median.

Sales activity also set records amid broader supply. Apartments averaged €976,032 across 698 listings, with a €784,000 median and €8,142.94/m²—up sequentially from €8,026.61/m². Escaldes-Engordany led at €1.298 million average and €9,814.23/m². Ordino followed with €1.24 million and €7,978.29/m², then Andorra la Vella above €1 million. Encamp trailed at €521,192.92 and €6,029.98/m².

Houses averaged €2.97 million across 204 listings at €6,051.80/m²—a six-quarter high from €5,763.34/m² previously—with average sizes of 490.82 m². Ordino topped pricing at €4.427 million, near Escaldes-Engordany's €4.426 million; Sant Julià de Lòria averaged €2.743 million, Andorra la Vella €2.667 million, and La Massana €2.370 million. La Massana had the most listings (54), then Canillo (42) and Sant Julià de Lòria (29).
