Andbank Auctions Luxury €11.7M Chalet Prat del Bosc in Andorra

A luxury chalet and its surrounding 13,681.86-square-metre plot in Pal, La Massana parish, have been placed under auction by Andbank due to an embargo on the owners.

The property, known as Prat del Bosc, carries a appraised value of €11,682,356.20. The first auction's starting bid is set at €10,514,120.58, or 90% of the valuation as required by law. Bidders must deposit €1,577,118.09 upfront—15% of the starting price—to participate.

The announcement in the BOPA has caught many off guard, including acquaintances of the owners, who were unaware of Andbank's action. The site currently remains occupied by the proprietors, though the embargo will lift upon full payment and final adjudication to the winner. The plot is also mortgaged, but no outstanding communal debts are reported.

Spanning nearly 14,000 square metres, the land features three distinct zoning regimes: about 3% non-urbanisable soil, 40% urbanisable, and 57% consolidated urban land. The urban portion falls within an action unit designated for residential and intermediary zones, offering potential for developments such as a hotel, health centre, nursing home, or small farm.

The chalet itself covers 1,390.45 square metres in a rustic mountain style typical of Andorra, built with stone and wood. It includes a large dining room with fireplace, fully equipped open kitchen, six double bedrooms, three full bathrooms, a luxury meeting room, and three offices. The all-exterior home is noted for its brightness and high-quality finishes, with ski slopes in Pal nearby.

The property was previously listed for sale at around €20 million on a larger plot, but it has now proceeded to forced auction.
