Key Points

  • Canillo led February occupancies at 90.38%, Encamp's Pas de la Casa at 89.28%, Escaldes–La Massana at 86%.
  • Spain (60-65%) and France (30-35%) dominate stays; prices rose vs. 2025 for better profitability.
  • March forecasts: Canillo 82.82%, Encamp 71.23%; Easter ski zones at 48-82%, urban areas lower but expect last-minute surge.
  • 674 apartments total, concentrated in Encamp (494), Canillo (160), emphasizing snow tourism pull.

Tourist apartments in Andorra reached occupancies near 90% in February 2026, with Canillo leading at 90.38% in areas such as El Tarter and Bordes d'Envalira, followed closely by Encamp's Pas de la Casa at 89.28% and the Escaldes–Engordany and La Massana zone at 86%, sector data shows.

These strong results reflect robust winter demand, particularly from skiers who book well ahead. Visitors from Spain account for 60-65% of stays, and those from France make up 30-35%, according to Álex Ruiz, president of the Andorran Tourist Accommodation Businesses Association (AEAT). The remainder comes from markets including the UK, Italy, Scandinavia and the Americas, typically on shorter trips.

Ruiz described the February figures as "very good" and within seasonal norms, noting that average selling prices rose compared to 2025. "The occupancy matched what we budgeted, but the selling price was higher than in 2025, and that compensates in the end," he said.

The sector prioritizes profitability over peak occupancy to attract higher-spending guests and ease overcrowding. "If you have a bit less occupancy but sell more expensively, you end up earning more and avoiding too much massification. That's better for the sector and the country," Ruiz explained.

March forecasts show a slight drop but remain healthy: 82.82% in Canillo, 71.23% in Encamp and 70% in Escaldes–La Massana. AEAT expects last-minute bookings to add 5-10% in some areas.

Easter Week projections highlight divides, with ski zones ahead: Canillo at 82.19%, Pas de la Casa at 48.01% and Escaldes–La Massana at 21%. Ruiz anticipates improvements, especially in commercial hubs. "It doesn't surprise us that Escaldes is at 21% because it will likely end around 60%. It's a destination with many last-minute reservations," he said. Skiers plan further in advance, while shoppers often book spontaneously.

Andorra counts 674 registered tourist apartments, with 494 in Encamp (mostly Pas de la Casa), 160 in Canillo and 20 in Escaldes–La Massana, reinforcing the pull of snow tourism.
