Key Points

  • February occupancies: Canillo 90.38%, Pas de la Casa 89.28%, Escaldes–La Massana 86%, led by Spanish (60-65%) and French (30-35%) visitors.
  • Higher selling prices than 2025 increased revenue; sector prioritizes high-spenders to avoid overcrowding.
  • March forecasts: Canillo 82.82%, Encamp 71.23%; Easter ski areas stronger, commercial zones expect last-minute bookings.
  • Andorra has 674 apartments, mostly in Encamp (494) and Canillo (160).

Tourist apartments in Andorra recorded occupancies close to 90% in February 2026, led by Canillo at 90.38% in areas like El Tarter and Bordes, according to sector figures.

Encamp's Pas de la Casa followed at 89.28%, while the Escaldes–Engordany and La Massana zone reached 86%. These results align with strong winter demand near ski areas, where visitors—primarily from Spain (60-65%) and France (30-35%)—book well in advance for snow sports. Clients from other markets, such as the UK, Italy, Scandinavia, or the Americas, make up the remainder, often on shorter stays.

Álex Ruiz, president of the Andorran Tourist Accommodation Businesses Association (AEAT), described the figures as "within the norm" for the season. He noted that while occupancies met expectations, average selling prices exceeded those of 2025, boosting revenue. "The occupancy was as budgeted, but the selling price was higher than in 2025, and that compensates in the end," Ruiz said.

The sector favors a shift toward higher-spending visitors over maximum occupancy to reduce overcrowding. "If you have a bit less occupancy but sell more expensively, you end up earning more and don't overcrowd so much. That's better for the sector," Ruiz explained, adding that this approach benefits both businesses and Andorra as a destination.

March projections indicate a modest decline but solid levels: Canillo at 82.82%, Encamp at 71.23%, and Escaldes–La Massana at 70%. Easter Week forecasts show sharper divides, with ski zones stronger—Canillo at 82.19% and Encamp's Pas de la Casa at 48.01%—versus 21% in Escaldes–La Massana. Ruiz anticipates last-minute bookings could lift lower figures, especially in commercial areas. "It doesn't surprise us that Escaldes is at 21% because it will likely end around 60%. It's a destination with a lot of last-minute reservations," he said. Ski guests plan ahead, unlike shoppers who decide spontaneously.

Andorra has 674 registered tourist apartments, concentrated as follows: 494 in Encamp (mainly Pas de la Casa), 160 in Canillo, and 20 in Escaldes–La Massana. This distribution underscores the dominance of winter sports tourism in driving demand.
