Escaldes-Engordany New Rent Averages €2,653 Monthly in 2024

The average monthly rent for new contracts in Escaldes-Engordany since 2024 stands at €2,653, according to council figures drawn from 138 properties with rents between €750 and €10,000. Council officials note that deals above €5,000—particularly in the €5,000 to €6,000 range—mainly cover large villas or oversized apartments, skewing the average away from typical parish rentals.

These statistics focus solely on new contracts this year and have been forwarded to the Andorran government as part of a broader request for updated housing market data across all communes. Escaldes-Engordany officials are refining their data collection for sharper trend insights. To tackle affordability issues, the council has allocated €1 million—potentially expandable—for initiatives such as a temporary building halt, tax relief shifts to favour owners of affordable units, and a mathematical formula setting affordable rent thresholds.

In parallel, the government has approved a 2.6% rise in rents for public affordable housing ahead of 2026, aligned with the 2024 closed IPC. This adjusts the average price per square metre from €9.23 to €9.47, with parish-specific corrections based on location and distance from city centres. Canillo posts the lowest rate at €7.95 per square metre (former Hotel Pellicer), followed by La Massana at €8.14, Ordino at €8.81, Sant Julià de Lòria's Avinguda Verge de Canòlich at €9.09, Encamp's former Hotel Hermus at €9.47, Aixovall at €9.56, and €10.70 in Andorra la Vella and Escaldes-Engordany.

The public stock holds 150 units across Canillo, Encamp, Arinsal in La Massana, Andorra la Vella, and Sant Julià de Lòria. This year brings 104 new units in La Massana, Ordino, Andorra la Vella, Escaldes-Engordany, and Sant Julià de Lòria, followed by 109 more in Escaldes-Engordany, Sant Julià de Lòria, and Andorra la Vella, plus 54 under Fundació Privada Laurus management. The target remains 500 units by 2027.
