Construction to convert the former Hotel Pol into a 70-room university residence in Sant Julià de Lòria will begin early next year, local officials confirmed on March 7.

Parish authorities plan to issue an international tender for the project during the second quarter of this year, with the contract expected to be awarded by the end of 2026. The deal will cover the building's refurbishment and 50-year operation, providing the winning company sufficient time to recoup its investment.

A joint working group from the Sant Julià de Lòria council, the Andorran government and the University of Andorra has completed a feasibility study to draw bidder interest. "We have it ready to present publicly. We believe it is an essential step for the project to move forward," said leading councillor Cerni Cairat.

The council prefers private-sector management given the €12 million cost, which exceeds its current financial capacity following major outlays like the Cultural Centre reconstruction. Tender conditions will ensure investor returns while keeping rents affordable for students, with caps at €500 per month for single rooms and around €250 per person for shared apartments—figures based on a University of Andorra student survey from last year.

Beyond student housing, the residence will offer low-cost options for young locals and public services, strengthening Sant Julià's position in higher education.

Prime Minister Xavier Espot reiterated government support during a working session on March 9 with ministers, consellers and parish representatives to review major projects. He noted over €50 million in investments this legislative term, including the Rocafort road and tunnel to divert CG-1 traffic; 15 affordable rental units from the former Hotel Font de Ferro, soon to be allocated, plus three new homes on Doctor Palau street; a 50-unit elderly complex by the Fundació Laurus set for early 2028; the conversion of the old CATSA tobacco factory into an innovation hub; and a 3,000-square-metre University of Andorra expansion at the former Reig factory, operational for the 2027-28 academic year.
